Why is Air Tightness Testing needed?

Air Tightness/ Permeability testing locates any leaks that may effect energy efficiency of your home.

In 2006, and as a way of ensuring all new build properties met industry standards, building regulations were introduced whereby properties must meet air tightness criteria.

Checklist

Are you ready for an air tightness test? Use our checklist below

  • All external doors, glazing and cladding complete
  • All penetrations to external walls sealed
  • Plumbing installed and traps have water in
  • Soil and vent/ any waste pipes penetrating external walls sealed
  • All sockets are fitted
  • All light fittings are in place
  • Loft hatches/ storage doors in place and fitted with draught excluders
  • Skirting boards fixed in position and sealed

The following is required from you prior to carrying out a test

  • All internal doors wedged open
  • Ensure access is available – this includes access at height where applicable
  • Power is available – 240v with 13 amp sockets
  • Fireplaces are temporarily sealed (we will seal trickle vents and extractor fans)
  • Floor plans and dimensions have been sent in advance of our visit

It is the clients responsibility to ensure the building is ready for an Air Tightness Test. Aborted tests due to failure to ensure the above will be charged at the standard rate.
